This is the whole acceptance standard for commercial roofing. A lead carrying all of it clears the decision window quickly, and the fields that lift it to the qualified tier are set out further down.

  • A named decision maker at a UK trading business: owner, director, or a facilities, estates, maintenance or property manager. A managing agent acting for the landlord counts.
  • The site address with a full postcode. The building the roof is on, not a registered office and not “units across the country”.
  • A working UK phone number and a deliverable email address. We check both before a fee is due.
  • Building type: warehouse, distribution shed, factory or production unit, trade counter, retail park unit, office block, school, or a large agricultural building.
  • Approximate roof area in square metres, or the building footprint if that is easier to ask for. An estimate is fine, a blank is not.
  • The existing covering as far as they know it: profiled metal sheet, asbestos cement sheet, single ply membrane, built-up felt, asphalt, or an older slate or tile roof on a commercial building.
  • Asbestos status, stated plainly: known, suspected, ruled out, or a survey already carried out. Suspected is a usable answer and a valuable one. Silence is not.
  • What they are asking for: patch repair, refurbishment or coating, overlay, or full strip and replacement, plus any rooflights, insulation upgrade or cladding scoped alongside it.
  • Access and occupancy: roof height, whether the building stays in use during the works, and whether evening, weekend or shutdown working has been mentioned.
  • Timing, and whether a budget is approved or the enquiry is at the stage of finding out what it costs.
  • Consent evidence: the form URL, the exact wording shown, the IP address, the user agent and the timestamp.

That is a different trade at a fraction of the value, we no longer run a brief for it, and no amount of detail on the enquiry changes the answer. If your campaign is pulling homeowners, it is pulling the wrong traffic for this vertical.

Leak chasing and reactive patch repairs

A drip over one bay, a call-out to trace where water is getting in, a few metres of felt made good, a handful of loose sheets refixed. This is maintenance a facilities team places with whoever answers the phone, on a day rate, and no contractor will pay for the introduction. A repair enquiry only works here when it comes with a roof area and an open question about refurbishment or replacement.

Asbestos questions with no roof project behind them

Someone asking whether their roof contains asbestos, wanting a price for a single sample test, chasing disposal of a few sheets already stacked in a yard, or asking what the rules are. Asbestos cement roofs are one of the best segments on this brief, but the value is in the removal and replacement of a roof, not in the question. Send the ones with a building, an area and an intention behind them.

A building nobody can size or place

No roof area and no footprint, no full postcode, the accountant’s address given as the site, a head office instead of the unit with the roof, or a portfolio described as “sites nationwide” with none of them named. A tenant in a leased unit who cannot authorise works on a roof they do not own, with no landlord or managing agent named and nothing to show consent can be obtained. Also a receptionist, a switchboard, a maintenance operative pricing out of curiosity, and anyone gathering brochures. Name the person who can approve a survey and sign off the works, and record their role.

Tender fillers, insurance and research enquiries

A third quote wanted for a contract already awarded, a benchmarking exercise by a quantity surveyor, an insurance claim where the insurer has not yet agreed there is a claim, grant and funding research, sustainability reporting with nothing behind it, and students or consultants collecting market information. Intent has to be dated and funded, not curious.

Recycled, co-registered, aged or incentivised enquiries

Both figures live on the affiliate rate card and nowhere else, indicative and subject to postcode and volume. The roof area, written down

Square metres, or the building footprint if that is the easier question to ask. A trade counter roof and a distribution shed arrive as the same lead when nobody records the number, and the smaller of the two sets the price. This is the single field that moves a commercial roofing lead most.

Repair, coating or full replacement

The building, and how anyone gets on the roof

Height, whether the building stays in use through the works, live production or stock beneath, and whether out-of-hours or shutdown working has been raised. Access is what turns a straightforward roof into a complex one, and a contractor who learns it on the first call values the lead accordingly.

Authority to commission a survey

An owner, director or estates, facilities or property manager who can approve a survey is worth considerably more than a named employee at the same site. Where the building is leased, a landlord or managing agent named on the lead is what keeps it alive. Capture the role, not only the name.

Commercial projects take months. Does a lead go stale?

Slower than a domestic trade, but not as slowly as people assume. A facilities manager who has decided the roof needs doing is usually working to a budget year or a shutdown window, so the enquiry stays live for weeks rather than days. Send it the same week you capture it and you will not run into the ageing rule.
